Buyers guide for new home buyers

Just 4 simple steps to a brand new home.

Homebound is a team of construction, real estate, and technology experts who have come together to create a better way to build and buy single family homes. We are thrilled to get you started on your journey home—check out the steps below, and let's get started today.

1
Reserve your lot + home

Our risk-free reservation process was created to solve the challenges that most home buyers are currently experiencing. By allowing you to reserve your desired home in advance, we eliminate the frustration that comes with bidding wars, low inventory, and high demand issues. Our process includes:

  • A fully refundable $1,000 deposit. Required to complete your new home reservation
  • A two week "holding" period. This allows you to keep your place in line while completing the necessary steps (and determining if the home is, indeed, right for you)
  • An option to cancel within 14 days. If at any point during the holding period you determine the home is not for you, you can seek a full refund and be reimbursed

*Note - if you are working with a real estate agent you will have to register them at this point.

2
Get your loan pre-approved

If you’re already pre-approved by a lender within the your desired home's price range, then you’re one step ahead. Please be sure to provide Homebound formal documentation of pre-approval on your home loan.  Otherwise, we're happy to introduce you to one of our preferred lenders to get the process started.

3
Personalize your preferred home design*

If you're purchasing a brand-new home in the first phases of construction, you’ll have the opportunity for personal choice with elements such as paint color, fixtures, finishes and more.  We’ll schedule a time with our design and sales team to review the available options based on timelines and the associated cost implications (if any).

* Construction Stage Only. Any selections made outside of standard options require payment in full and are non-refundable.

4
Sign and make your deposit

Once you've found your perfect Homebound home and are ready to commit, your dedicated rep will help move the process forward and prepare your contract.  In California, Homebound uses the standard "California Association of Realtor" forms to make the process as seamless as possible. You’ll be asked to place 3% of the purchase price down (due upon ratified Purchase Agreement and non-refundable upon release of all contingencies). The remaining balance will be due upon home completion.

Easy, peasy.
